Ask about the deal, not the client

The AI writes with labels, and the email comes back with your client's details, ready to send from the brokerage.

With the extension, in ChatGPT, Claude and Gemini: an agent asks for an offer email, a rental application summary or a note to the escrow officer, with a made-up client's name, email or phone and a file number. Nonimo swaps each one for a label and the AI writes with the labels. One click copies the result with the real details, and a panel underneath shows the email as it will go out. With the key, from Word or Outlook: you redact an email from a buyer, paste it into an AI assistant, and a second press copies its reply with the real details.

The detail for brokerages

What the rental application carries, the North Carolina bulletin, offers and escrow files, and the price.

AI for real estate agents: what the rental application carries

When a brokerage talks about AI for real estate agents, it pictures listing copy, but what goes into the chat is a rental application, offer notes for the listing agent or a reply to the title company.

Each of those carries the lines that tie a real person to the deal. The rental application has the applicant’s name, date of birth, Social Security number, phone, email, employer and often a driver’s license number. The offer file adds the buyer’s and seller’s names, the title or escrow file number and, once earnest money moves, a bank account number. When the applicant sends a passport instead, a watermarked passport copy that names the property makes a copy reused elsewhere easy to spot, and a permanent resident can send a watermarked Green Card copy. A license copy can carry the same line, with pages for licenses from California, Texas, Florida, New York, Pennsylvania, Illinois, Ohio, Georgia, North Carolina, Michigan, New Jersey, Virginia, Washington, Arizona, Tennessee, Indiana, Massachusetts, Missouri, Maryland, Wisconsin, Colorado, Minnesota, South Carolina, Alabama, Kentucky, Oregon, Oklahoma, Connecticut, Utah, Iowa, Nevada, Arkansas, Mississippi, Kansas, Louisiana, Nebraska, New Mexico, Idaho, West Virginia, Hawaii, New Hampshire, Maine, Montana, Rhode Island, Delaware, South Dakota, North Dakota, Alaska, Vermont, Wyoming and DC. If the application asks for a copy of the Social Security card, the applicant can watermark the Social Security card with the brokerage and the month first.

Those are the lines Nonimo redacts before the text leaves the agent’s desk. In a made-up rental application, the name, date of birth, SSN, phone and email came out as placeholders, while rent, income and rental history stayed readable. What OpenAI keeps from a chat is in our ChatGPT data guide.

ChatGPT for real estate agents: the rental application after one keystroke

With Nonimo, ChatGPT for real estate agents takes one extra keystroke: the agent selects the text, presses the key, and only the version with placeholders goes to the chat.

On that Mac or Windows computer, every identifier Nonimo recognizes becomes a placeholder, and only that version goes to the chat. When ChatGPT, Claude or Copilot answers with the placeholders, Nonimo writes the real names and numbers back into the reply on your screen, because only your computer knows what each one stands for.

In the example below, the owner still gets a useful summary, since the rent, the income, the references and the dog are all there. The SSN cannot exist, because the Social Security Administration has never issued area number 000. It was redacted anyway: the label in front of it is the proof, and the date of birth went the same way.

This SSN carries the general REFERENCE label because no real number starts with 000. A real Social Security number gets the SSN label, and a bank account number next to its ABA routing number on wiring instructions gets a label of its own. Either way, the number is swapped out on the agent’s computer. What the app sends us is on our security page.

North Carolina’s real estate commission on AI, fiduciary duty and a client’s SSN

AI in real estate already has a regulator’s warning on record: the North Carolina Real Estate Commission’s January 2026 bulletin, Responsible Use of Artificial Intelligence in Real Estate.

Its privacy section puts two plain questions to licensees. Are you using AI to review contracts and documents that hold a client’s date of birth or Social Security number? Do you give AI bank account information to help reconcile a trust account?

The commission’s answer is the sentence quoted here: that data poses a significant confidentiality risk and a potential breach of fiduciary duty. It asks licensees to protect the client’s personal identifying information, to discuss AI with clients and get their permission before using it on anything that contains that information, and it recommends that brokerages put policies and procedures in place. When a tenant’s ID has to change hands, a watermarked passport card copy that names the listing and the month is safer than a clean one.

The bulletin speaks to North Carolina licensees, but the questions fit any brokerage, and the client’s permission is still yours to ask for. What a brokerage can add is a step on each computer, so that less of the client reaches the AI company in the first place. The written side belongs in an AI use policy, with approved tools named.

AI from offer to closing: the purchase agreement, the title file and the wire

On the sales side the paper changes, not the pattern: offer notes name the buyer and the seller, the title or escrow file number follows the deal to closing, and earnest money instructions carry a routing and an account number.

Those are the lines an agent pastes to get a draft email to title, and each is handled by its proof. A number that arithmetic proves is swapped without a question. A value recognized by the label in front of it, or by where it sits on the line, is swapped too, but in view, with the reason stated, and one click puts it back. Better one placeholder too many than a client’s name at the AI company.

In made-up offer notes, the names after Buyer and Seller, the title file number and the earnest money account number came out as placeholders, while price, deposit and closing date stayed readable, so the draft to title still makes sense. If a file already went in unredacted, our guide on client data in ChatGPT walks through the next steps.

Nonimo at the brokerage: what it costs, and the first desks to cover

Plenty of AI tools for real estate agents write listings and answer leads; Nonimo sits in front of whichever one your agents already use, on Windows or on a Mac.

Nonimo’s Free plan covers 100,000 words a month, with no account and no credit card. Personal, for one person, and Team, priced per person, remove the cap and can be billed monthly or yearly; the details are on our plans and pricing page. The download is at the top of this page. Start where the paper lands: the leasing desk and the transaction coordinator.

One computer at the brokerage is enough to start, and each agent installs it on their own. Brokerage-wide, IT deploys a browser extension by policy that covers text without the key, as our page for organizations explains.

Each agent’s app can export a signed usage report with counts by category, never the text. Your brokerage keeps its own records under its policy and its state’s rules, and not one word of your clients’ files reaches us.

Questions from the brokerage

Is AI for real estate agents safe to use with client data?

That depends on what the agent pastes and where it goes. North Carolina's commission, in its January 2026 bulletin, treats a client's date of birth, Social Security number or bank account information in an AI tool as a significant confidentiality risk and asks licensees to get the client's permission first. Nonimo redacts those identifiers on the agent's computer, so the AI gets the task without the person.

Does the FinCEN real estate rule apply to real estate agents?

Usually not. FinCEN's own FAQ says an agent working in the capacity of a real estate agent is not a reporting person; the closing or settlement agent comes first in the cascade. An agent acting as the settlement agent can be one. And since a federal court in Texas vacated the rule on March 19, 2026, reporting persons need not file while that order stands; FinCEN and the Justice Department have appealed.

Do the SSN and the bank account number get their own labels?

Yes. A real Social Security number is labeled SSN, and an account number sitting next to its ABA routing number on wiring instructions gets a bank account label of its own. The 000 number in our example can't be a real SSN, so it carries the general REFERENCE label and is redacted all the same. Either way, you see the result before anything is sent.

Where should a brokerage start on AI rules for its agents?

An article on NAR's news site from March 2026 suggests auditing how agents use AI, putting a managing broker or compliance lead in charge, keeping a list of approved tools that are safe once client or transaction data is involved, and training agents. A policy can also name a technical step: which tool redacts identifiers before a prompt leaves the agent's computer.

Can Nonimo read the rental applications we redact?

No. All of the work happens on the agent's own computer, and nothing from the applications, offers or emails you redact reaches us, not even the terms on your own list. There is no customer account to set up.

Which computers does Nonimo run on?

Nonimo runs on any Mac with macOS 14 or later, Apple silicon or Intel, and on 64-bit Windows 10 or later. Each download is under 42 MB.
